DESIGN + BUILD PROCESS
We have a time tested and proven 9 STEP PROCESS that ensures a collaborative, exciting
and creative approach. And a process that delivers your project on time and on budget.
STEP 1
INITIAL CONSULTATION
We'll meet at your home or our design studio to get to know each other and your goals for your project.
STEP 2
DESIGN CONTRACT
The design contract will be signed to begin the formal design process. We recommend budgeting 10% of
construction costs toward design fees.
STEP 3
CONCEPTUAL DESIGN
We will check the local zoning for the project and ask for your ideas, pictures and notes. We’ll prepare initial look and feel “storyboards” as well as preliminary space plan and layout options.

STEP 4
DESIGN DEVELOPMENT
We’ll move from conceptual designs to selected project designs. Final material selections will also be made. Development of custom casework and cabinetry design takes place, and the exterior design will be finalized as well.
STEP 5
CONSTRUCTION PLANS
The architectural plans are sent out to our engineer consultant for any necessary engineering expertise
required. We then finalize every detail of design prior to preparing the construction budget.
STEP 6
BUDGET
We meet with our partner subcontractors onsite to review the scope of work and will also send
specifications to our suppliers for pricing. Once reviewed, the price stays the same from start to
completion unless you make changes. Which means no surprise billing. Because our budgets price out every detail of the project by line item it give you the power to pick and choose what stays in the budget
and what is removed.
STEP 7
CONSTRUCTION CONTRACT
Once the budget and scope of work are approved, we prepare a separate construction contract for your approval and a 10% deposit is typically made. We establish a mutually agreed upon start date for construction.
STEP 8
CONSTRUCTION
Once permits are issued, we are off and running. We will set up periodic meetings onsite to check in on progress together. We find minimal meetings are required as every design detail has been selected before construction. Prioritizing thoughtful decision-making with no rushed choices made on the fly is important to us.
STEP 9
INTERIOR DESIGN FOR FF&E
Finally, we collaborate on the finishing touches. We present furniture, lighting, and home décor options for your approval. In this last stage of the project, we bring it to the finish line by handling all details of procurement, storage, and white glove delivery.
